How do I apply for a rental property?
Once you find a property you’re interested in, fill out our application form, you will find this on our website. Alternatively, you can send us a message on our Facebook, and we can email an application form over. You will be asked a series of questions regarding your personal circumstances to see if you fit the criteria for this property. If successful, you will be contacted
What is the minimum tenancy length?
Most of our properties have a minimum tenancy of 6 to 12 months, but this can vary depending on the landlord.
What documents do I need to provide?
You’ll need a valid ID, proof of income (like payslips or bank statements). We will also request a reference from your previous landlord if you have rented prior, so will ask for their contact details.
How much is the deposit?
The deposit is typically equivalent to one month’s rent, but it may vary depending on the property. It will be held in a government-approved deposit protection scheme.
When is rent due?
Rent is usually due monthly, on the same day your tenancy started. Payments are typically made via direct debit or bank transfer.
Can I have pets in the property?
This depends on the landlord’s policy. Some properties allow pets, while others have restrictions. Please double check this on your viewing / make it apparent on your application form.
What happens if something in the property breaks?
If any repairs are needed, report the issue to us as soon as possible, and we will arrange for a contractor to fix it promptly.
How much notice do I need to give to end my tenancy?
Make sure you are out of your fixed term period, following from this, with most agreements you’ll need to give at least one month’s notice. Check your tenancy agreement for specific terms.
Do I need insurance?
It’s not mandatory, but we recommend tenants take out renters’ insurance to cover their personal belongings.
Can I make changes to the property?
You’ll need permission from the landlord before making any changes, such as redecorating or installing fixtures. Make sure you contact us before carrying out any changes so we can approve this.
How do I arrange a property viewing?
If you have applied for a property and been successful, we will be in touch with you to arrange a viewing.
Are utilities included in the rent?
In most cases, utilities (water, gas, electricity, internet) are not included, unless specifically stated in the listing.
