Tenancy set up/ Tenant find fee : £250 inc VAT

  • Rent appraisal
  • Property advertisement including taking images and videos to display on numerous portals
  • Arranging and carrying out unlimited viewings
  • Reference checking prospective tenants including: previous landlord references, employer references, credit checks, affordability checks, right to rent checks and inspection of current living arrangements.
  • Tenancy agreement set up and all necessary paperwork completed
  • Arranging protection/ registration of deposits
  • Guarantor agreement set up and necessary paperwork completed as required
  • Arranging tenant key collection
  • Utility providers notified with new meter readings and new tenants move in dates
  • Notifying the council tax department of the new tenancy and discounts requested on the landlords behalf for any vacant periods.

  • Rents/monies collected
  • Landlord Rent statement provided each month
  • Tenancy agreement renewals
  • Preparing inventories/ schedule of condi1on reports
  • Arranging a gas safety check (monitor and arrange periodically)
  • Arranging an electrical safety check (monitor and arrange every 5 years)
  • Arranging an Energy performance cer1ficate (monitor and arrange every 10 years)
  • Ensuring there are working smoke alarms on each floor and Co2 alarms
  • Arrange for any repairs to be inves1gated and required maintenance to be carried out
  • Regular property inspec1ons: ini1al inspec1on in the first 3 months and then rearranged as required dependant on condition
  • Advise utili1es of any tenancy changes
  • Advise the council tax department of any tenancy changes
  • Ending tenancies, carrying out final inspec1ons, deposit dispute handling and pursuing the guarantor when required
  • Any legal notice processing
  • Direct maintenance phone line to handle all tenants issues with team on hand 7 days a week
  • Handle any other issues which may arise

List of fees for tenants

One months rent plus a bond, which matches the rental amount, is required to be paid up front and in advance of moving in to any property. Holding deposits vary depending on each individual property. This is typically £100, however please speak to a member of staff for confirmation
